Preventing Unlawful Conduct and Maintaining Community Welfare

This Comprehensive Policy on Preventing Unlawful Conduct And Maintaining Community Welfare (“Policy”) has been created and is enforced by Nexus Real Estate Group, a company located in the Commonwealth of Massachusetts in Essex County, to address the facilitation, organization, or promotion of criminal or harmful activities that may endanger individuals, businesses, property, or animals. Any questions or concerns related to this Policy should be directed to legal@nexus.realestate. Nexus recognizes that open discussion, debate, or documentation of criminal or harmful activities can be important for legal, journalistic, or educational purposes. Accordingly, we allow individuals to debate and advocate for the legality of certain conduct or to draw attention to potentially harmful or illegal behaviors, provided that such discussion does not elevate to the advocacy or coordination of harm, nor does it encourage unlawful acts. This Policy aims to prevent and disrupt offline harm, discourage copycat behavior, and protect both public safety and the rights of individuals to express themselves on matters of public importance. Because this document addresses legal and safety considerations in Essex County and beyond, no portion of this Policy should be interpreted as a summary, as each provision is intended to stand in full detail for purposes of clarity, compliance, and enforcement.

Scope Of Prohibited Conduct And Enforcement:

Nexus explicitly prohibits content or conduct, in any form, that facilitates, organizes, promotes, or admits to certain criminal or harmful activities, whether directed toward an individual, group, business, property, or animal. Any content that runs afoul of these guidelines is subject to removal and may result in further action, including but not limited to account restrictions or legal reporting, depending on the severity of the violation and applicable law in Essex County and within the broader Commonwealth of Massachusetts. We apply rigorous scrutiny to each piece of potentially violating content in order to distinguish between lawful expression, which includes news reporting, fictional or staged depictions, and condemnation of harmful acts, versus explicit incitement of violence, encouragement of unlawful activity, or facilitation of illegal behavior.

Prohibitions On Harm Against People:

Nexus removes any content that constitutes or threatens harm against individuals. We also remove statements or depictions that expose private identifying details of a person in a manner likely to endanger their personal safety or well-being. This includes any effort to “out” or publicly expose the identity or location of anyone alleged to be part of an outing-risk group, including but not limited to LGBTQIA+ members or individuals whose societal or cultural context makes them vulnerable to harm. We likewise prohibit exposing the identity or location of individuals who share familial or romantic ties with an outing-risk group member, or anyone who has performed professional activities in support of an outing-risk group, except where political figures are involved in a well-documented public context.

We similarly prohibit any outing of undercover law enforcement, military, or security personnel if such content discloses the agent’s name, facial identity, badge, or any details that would explicitly confirm their undercover status or their affiliated agency or operation. We ban any coordination, support, threat, or admission of swatting (an act of falsely reporting an emergency or serious incident to law enforcement with the intention of provoking a response) except in situations where the mention is purely aimed at raising awareness, providing condemnation, depicting a fictional or staged scenario, or describing personal redemption for past wrongdoing. Nexus removes depictions or advocacy of high-risk viral challenges that may lead to injury, unless the context clearly involves condemnation, awareness-raising, or fictional presentation. When such imagery is shared under these limited permissible contexts, it may be labeled as sensitive to alert viewers that the content could be distressing.

Prohibitions On Harm Against Animals:

This Policy prohibits any content coordinating, threatening, or supporting acts of physical harm against animals (whether in written, visual, or verbal form) except in narrowly defined circumstances such as awareness-raising or condemnation, redemption, self-defense or defense of another person or another animal, legitimate hunting or fishing, religious sacrifice, food preparation or processing, humane dispatch of pests or vermin, lawful mercy killing, or in cultural contexts like bullfighting. Depictions that involve staged animal fights or fake animal rescues are disallowed unless they are shared explicitly to raise awareness, condemn the act, or illustrate personal redemption. When any permissible depiction involves or references staged harm against animals (for example, in fictional narratives that do not promote actual violence), we reserve the right to label the content as sensitive to warn viewers of potentially disturbing imagery.

Prohibitions On Harm Against Property:

Nexus forbids content that coordinates, threatens, supports, or admits to vandalism, theft, or malicious hacking. However, if the content relates to condemnation, raising awareness, depicting redemption, or is shared solely as part of a fictional or staged setting, it may be allowed. We also permit discussion or portrayal of vandalism in the context of protest, graffiti as artistic expression, or commentary supporting vandalism or theft committed by others, provided such content does not explicitly coordinate or encourage criminal conduct. Admissions of vandalism or other property crimes in the context of self-defense or defense of another person may be exempt from removal if there is no intent to incite ongoing illegal acts, and if the admission is clarified as specific to extraordinary circumstances.

Prohibitions On Voter And Census Fraud:

Content that offers to buy or sell votes in exchange for money, gifts, services, or other material items is prohibited unless the sole intent is to condemn, raise awareness, provide valid news reporting, or present a humorous or satirical perspective that does not encourage genuine voter interference. We remove any instructions or statements explicitly promoting illegal participation in voting or census processes, except where the material is shared for legitimate news reporting, awareness, condemnation, or satire that does not incite or facilitate illegal activity. Claims that voting or census participation will lead to law enforcement consequences—such as arrest or deportation—are removed because they can serve to intimidate individuals from civic participation. Threatening to appear at an election or post-election event with the goal of intimidation or violence, especially with language implying confrontation (“Let’s show them who’s boss,” “They want a war? We’ll give them a war.”), is disallowed to safeguard public safety.

Labeling Of Sensitive Content:

In cases where content contains high-risk or sensitive imagery—such as references to criminal acts, violence, or cruelty—Nexus may apply a label to ensure that individuals are aware the material might be triggering or disturbing. This practice allows for the balancing of public interest and freedom of expression with user safety and community welfare in Essex County, throughout the Commonwealth of Massachusetts, and more broadly.

Contextual Considerations And Additional Enforcement:

Certain topics, such as outings of individuals involved in legal cases where identities are restricted from disclosure, or publicizing information on witnesses, informants, activists, detained persons, hostages, defectors, or prisoners of war, receive heightened scrutiny. We remove content that endangers these parties by exposing details that could lead to harassment, threats, or harm. Furthermore, if imagery is deceptively portrayed to mislead the public regarding its origin or authenticity, and the depicted entity or authorized representative objects due to a credible risk of harm, Nexus will remove such content. We likewise eliminate statements that promote blocking access to essential services, particularly in instances where doing so could threaten public safety by obstructing emergency vehicles or specifically targeting individuals or groups. Similarly, calls for coordinated voter or census interference are disallowed, and threats of law enforcement actions designed to discourage civic participation are removed from our platforms.

Nexus reserves the right to amend or update this Policy at any time as warranted by changes in local law, social conditions, or emerging technologies. Any updates to this Policy become effective immediately upon posting, and continued engagement with our services indicates acceptance of these revised terms.
