Real Estate Seller Referral Standards

To maintain alignment with the standards of excellence expected by Nexus Real Estate, all partners participating in the Seller Success Program are required to meet specific performance benchmarks. These expectations are based on trends from our top-performing agents and brokerages, and are designed to help everyone in the program deliver results, elevate listing quality, and maximize seller success.

The metrics below are tracked on a rolling basis and reviewed periodically to determine ongoing eligibility for participation in the program.

1. Marketing Usage Rate:

Target: 90% utilization rate (based on trailing 3 months)

Definition: This is the percentage of listings—originating from Nexus seller referrals—that are launched using our full Nexus Marketing Standard. This includes enhanced photography, polished listing descriptions, optimized pricing presentation, and the use of Nexus-branded marketing materials.

Why it matters: The Marketing Standard reflects the level of presentation our clients expect and trust. Consistent use of these tools leads to better seller engagement, stronger conversion rates, and a better reputation for both the agent and Nexus.

2. Listing Conversion Rate:

Target: 10% conversion (based on trailing 6 months)

Definition: The percentage of Nexus Seller Opportunities (including live transfers, inbox leads, or other assigned seller introductions) that successfully convert into executed listing agreements with a Participating Agent.

To qualify as a conversion:

  • A valid listing agreement must be signed and dated.

  • The deal must originate from a Nexus seller opportunity assigned to the agent.

  • Status updates must be submitted promptly and accurately within Nexus’s lead tracking system or partner platform.

Why it matters: The listing conversion rate is a core health metric of the program. It reflects both follow-up consistency and listing appointment skill. Nexus regularly benchmarks this metric to identify high performers and provide additional opportunities to those demonstrating excellence.

3. Data Integrity & Tracking Standards:

Accurate reporting is essential for maintaining visibility into agent performance and client experience. Nexus relies on lead updates, status changes, and documentation submitted by Partner Brokerages and Participating Agents to monitor program effectiveness.

All participants are expected to:

  • Keep all seller opportunity statuses current and reflective of actual progress;

  • Submit listing agreements, closing documentation, or notes as requested;

  • Ensure lead handoff processes are followed when agents are unavailable or when leads require reassignment;

  • Use Nexus-approved communication methods or tracking platforms where applicable.

Failure to maintain accurate reporting may result in limited lead distribution or suspension from the Program.
