The Rental Procedure
Before you start your search, it's important to get organized and learn about the rental process. The rental process isn't too complicated—we've outlined the steps in this section.
Steps to Renting a property
-
1. Rental Criteria
The rental process begins when the client communicates with an agent and informs the agent of their preferred apartment criteria (size of the apartment, price, preferred location, occupancy date, etc.).
-
2. Contact Information
After hearing about the client’s needs, our rental agent will ask the client to supply them with their contact information.
-
3. A Comprehensive Search
The rental agent will then begin a thorough search of our database for properties that match the client’s given standards.
-
4. The Search Is Concluded
Once the search is concluded, our rental agent will examine the potential properties with the client and consult which properties the client would like to view. (Some properties can be viewed instantly, while others may require 24-hrs. notice).
-
5. The Planned Meeting
On the day of the planned meeting, our rental agent will normally meet with clients at the office. Prior to the actual viewing, the agent will examine the properties that are about to be shown and consult with the client about any of the fees associated with the rental of each property as well as each property’s monthly rent. Some state laws mandate that a brokerage agency bed be provided to clients with the rental fee disclosure form which discloses any broker fees associated with renting an apartment. This form indicates who is liable for paying the broker fee (landlord or client) and the amount of the fee. Following this, the agent and the clients will start to show the properties specified for that arrangement.
