Phase 3: Maintenance

Welcome to the property maintenance phase of our onboarding process. Our primary objective is to ensure that your property is rent-ready as quickly as possible and to determine if any assistance is needed in preparing it for rental.

In this regard, we would like to confirm a few important details:

  1. Move-Out Date: Could you please specify the expected date when you will be moving out of the property? This information is crucial for us to plan our maintenance work effectively.

  2. Property Condition: Are there any existing issues at the property that require attention, such as repairs, cleaning, or painting? Your insights will help us address any outstanding concerns promptly.

  3. Vendor Assistance: Would you like us to coordinate with our trusted vendors to obtain quotes or perform the necessary work on the property? We can manage this process on your behalf to streamline the preparation for renting.

Once the property is vacant, meaning it is completely devoid of personal belongings and the keys have been handed over to us, our team will conduct a comprehensive takeover evaluation video to assess the property's condition and identify any maintenance requirements. If any aspects of the property do not meet Nexus's Property Standards, we will initiate work orders to bring them up to par, ensuring a positive tenant experience. It's worth noting that the better the condition in which we receive the property, the higher our expectations are for its return by the tenant.

We will gladly share the video link with you so that you can see the property's condition firsthand. Additionally, we will provide you with a detailed list of the tasks we plan to undertake, such as carpet cleaning.
