If they are truly interested in renting a home, they will show up on time or call you if they are running behind. If they are a complete no-show, they should be considered a no-go.
They Complain About Everything
If the applicant doesn't like the apartment or is otherwise demanding and needy, they will likely cause a problem after moving in. They'll probably bombard you with unreasonable requests for repairs or reimbursement.
They Bring Too Many People On The Tour
It is acceptable and expected to bring a friend or relative to the showing. However, applicants who bring an entourage to the showing could signal that they are planning on visiting the property a lot, increasing the noise level for other tenants or worse, that they are trying to burglarize the property.
They Ask The Wrong Questions
"Do you have any cops living here?" "Is there a woman on the first floor?" "What are the hours of work?" These questions are, at best, inappropriate and could indicate that your building's safety is at risk. Do not answer questions about the unit you are touring.
They Can Cause Damage To The Unit That You Are Showing
Although they might call it checking the strength of the railings or testing the windows, if someone visits your rental and damages it or leaves litter behind, they likely don't intend to live there or really care about it.
