The Plan To Relist Your Home For Sale

It's hard enough to list a home when it sells quickly. It can be demoralizing to cancel your listing or wait until it expires due to it not selling in a reasonable time.

Your listing will expire on the MLS once it expires. The length of time it takes depends on the agreement made with your agent. So it's time for you to reassess. Learn from your past mistakes and rethink your pricing strategy to sell your home the second time.

Finding Out The Current Status Of Your Home's MLS Listing

You will need to establish the status of your home's MLS status before you can relist. This is the first step to move forward with a new strategy and hire a new agent.

  • On-Market/Active:

Your home is still available for potential buyers as an active listing. To relist, you will need to either delist or cancel your listing.

  • Expired/Off-Market:

Homes marked as expired or off-market do not have to be canceled. After the expiration date, you can relist. Important note: While homes are not yet listed on the MLS, they can be considered "off-market."

What Are "Days Of The Market" (DOM), And What Does It Mean?

The listing of a home on the MLS shows the number of days it has been active. This means that it was listed on the MLS for at least one day before it went pending/under contract.

Days on the Market, often abbreviated as DOM, is a data point real-estate analysts use to determine how quickly homes are selling within a specific area or region.

Is The MLS Able To Allow For Days Of Market To Reset?

You may need to wait up to 90 days before you relist to reset your market days to zero. This is because every market's MLS operates differently. For example, Chicago's MLS requires that a DOM be removed from the market for six months. In other cities, however, your DOM could be reset as soon your listing expires.

Some MLS systems in some regions display both DOM (DOM) and cumulative days on the market (CDOM). The DOM resets in these cases when the listing expires, the listing goes pending, or the listing is canceled. However, the CDOM will still count the days between initial listing and closing. This is regardless of any changes.

However, if your home was under contract but then fell through, it will be able to pick up its "counter" in certain regions.

Regardless of whether your MLS calculates DOM and CDOM, there are a few reasons why you might want to wait for a reset before relisting.

  • Buyers may see a high price and use it to their advantage or gain negotiation power. If a listing is not in good condition, it can indicate that the seller is desperate to sell. A buyer might make a lower offer if the listing were new.

  • A high DOM may be a red flag for buyers. Buyers might conclude that the property has major problems or defects.

This is a crucial distinction. Buyers won't worry about your home's DOM if it is higher than the average number of days your neighborhood has been on the market. A high DOM in every listing is a sign that there is a buyers' market. It doesn't necessarily reflect badly on your listing.

If every home has a low DOM, it's often a seller market where homes sell quickly. So it's time for you to reconsider your strategy if your home is in a seller's market.

What Does "Delisting" Actually Mean?

When you decide to delist your home, it means that you are actively canceling the listing before it expires. The expiration date you agreed to was set by you and your agent when you began working together. It can vary depending on the market and what you are selling.

What Does "Off-Market" Mean?

There are two possible ways your home could be taken off the market. First, if your MLS listing is expired, your home may be considered off the market. Second, off-market can also be used to describe a property that is not yet listed on the MLS. Examples of this include FSBOs and pre-market properties.

How delisting can affect your listing agreement:

  • You may need to wait until your listing expires if your home is already listed with an agent. However, you may have to cancel your listing agreement if you don't wish to wait.

  • You can list your home with another agent if the listing has expired on the MLS.

  • Members of professional organizations are generally held to higher ethical standards. This prevents them from reaching out and working with sellers who another agent has already represented. However, in case your listing is canceled or expires, you can interview agents.

Relisting An FSBO

You might consider hiring an agent to assist you in identifying the reasons your home may not have sold first and offer their professional advice on how to correct it for relisting. An agent can be hired at any time. You don't need to wait for the listing agreement to expire.

Evaluate Any Listing And Identify Property Weaknesses

These are the reasons why your home may not have been sold the first time:

  • Too high a price:

A compelling listing can help you sell your house. However, overpricing is often a reason houses take longer to sell. How can you tell if your house is too expensive? If a few people visited your house and no one made an offer, then it was likely overpriced.

  • Not the best time to list your house:

January is with very few exceptions.

  • Slow market or buyers market:

A buyers market is when there are more homes for sale than buyers looking. Although market trends are not always predictable and can last for years, you can reduce your price to attract buyers.

  • It's difficult to show:

If you have a tenant or another reason to limit the hours of shows, it could have discouraged buyers.

  • A low buyer's agent commission may cause:

Buyers agents to be reluctant to list your listing if they don't receive a full three percent commission. This is a common problem with FSBO listings.

  • Bad photos:

Today's buyers start their search online, so listing photographs will be your first impression. It could be that the photos weren't a good representation of your home, which may explain why your home hasn't received many showings.

Listen To Your Feedback

Avoid repeating the same mistakes twice. Instead, take a look at what past buyers and agents have to say about your property and the reasons they declined to make an offer.

You should also consider the perspective of your agent. You should consider the perspective of your agent regarding real estate trends in your local area. If they offer suggestions on when to sell your house, what improvements you should make, or what price to list your home at, this could be a great way to improve the outcome.

Reconsider Representation

Your agent may also be responsible for your failure to sell your home within the time you desired. Switch agents if you choose an agent who isn't familiar with your area or a friend who is. These are some tips to find the right agent a second time.

How To Find The Best Agent

  • Before you decide on one agent, interview several agents.

  • Review Google, Yelp, and Facebook.

  • Ask your family and friends to refer you.

  • If they are located in a large city, check to see a social media presence.

  • You should ensure that the agent you choose has a complete advertising strategy. This includes a plan to list your property on the MLS or online.

  • As part of your listing package, make sure that they include professional high-resolution photographs.

  • Ask about videography and 3D tours.

  • Ask about their showing strategy - private tours, lockbox showings, open houses, or a combination.

  • Check to see if they offer stage rental -- sometimes, it's included in the package at a specific price point.

Prepare your home thoroughly for sale

You will want to make a fresh listing. This will help attract buyers, as well as make potential buyers return to the property.

Outside The Home

  • Improve curb appeal and landscape design.

  • Paint the exterior.

  • Plant flowers.

  • Powerwash steps and walkways

  • Repair damaged items such as screens, mailboxes, or lights.

The Inside Of The Home

  • Clean all surfaces, including any nooks or crannies.

  • To get rid of stains and odors, clean steam carpets

  • A neutral color is a good choice for rooms that appeal to many buyers.

  • Take away personal items such as family photos and mementos.

  • To make your rooms appear larger, move the furniture away from the walls.

  • You might consider packing your belongings and hiring a staging company.

  • Before pictures are taken, replace light bulbs.

  • Cleanse the house thoroughly and pay attention to eliminating odors.

Rework your marketing strategy

Whether you wait for your DOM to reset or you sell with an agent, FSBO, or both, you will want to refresh your listing before it goes online again.

Lower The Listing Price

You may lower the price if you receive feedback about your house's value or from other houses that have sold sooner than yours before you try to sell it again.

  • Tip #1:

An appraisal is a great way for you to get an objective, professional view of the value and condition of your home. You should lower your listing price if your appraisal is significantly lower than the original listing price.

  • Tip #2:

Set the price at a level that is visible in the majority of search results. Suppose a buyer searches for homes below $300,000. And your home is priced at $305,000. They won't see it. It will still show up in search results for buyers who are more interested in your home if it is priced slightly lower at $299,000 without losing much profit.

Making An Investment In New Photos.

Professional photography is essential these days. As a real estate agent, we offer professional real-estate photography as part of our services. However, if it isn't included, or you are selling your home on your own, real estate photography can be done for a few hundred dollars. This small fee allows you to show your home in the best light possible and entice potential buyers to schedule a viewing.

Offering Incentives To Both Buyers and Agents

Listings on the MLS typically offer a full percentage commission to the buyer's agents. This is a good way to be competitive with other listings. You should also include any buyer incentives that you are willing to offer, such as closing cost credits or furniture inclusions, in your listing description.

Highlighting Improvements

Make sure you include any renovations or upgrades that have been done since the last time you listed your house. These are some common additions:

  • Fresh paint

  • New HVAC

  • Roof Repair

  • Carpets for new homes

  • Landscaping

We, Will, Share Your Listing

  • Post to social media, particularly in your neighborhood group.

  • Register on online real estate websites.

  • Flyers and signs can be displayed in front.

  • Spread the word to friends, family, and coworkers.
