The Tenant Application

One of our core principles at Nexus is to prioritize the first fully submitted application. By "fully submitted," we mean that the applicant has provided every piece of essential documentation, including information for background checks, income proof, previous landlord references, and other necessary details.

Once we have a complete application in hand, we embark on a meticulous review process to determine if the applicant meets our stringent rental qualification criteria. If an applicant successfully passes our assessment, and their proposed move-in date aligns with our schedules, we initiate the lease signing process. The responsibility of approving or rejecting an application rests solely with Nexus.

In instances where an applicant does not receive approval or decides against proceeding with the lease, our focus shifts to the subsequent complete application in queue. Every application is timestamped and queued based on its submission time. Nexus doesn’t indulge in comparison between multiple applications; our approach ensures adherence to fair housing and consumer protection norms. If an applicant meets our criteria, we are committed to facilitating their lease process.

To answer a frequent question from our property owners - "Do I have a say in tenant selection?": The straightforward answer is no. Due to stringent fair housing and consumer protection laws, the decision-making authority on tenant selection remains with Nexus. Exceptional scenarios may arise where we might seek your input, especially in cases of conditional approvals. Such situations are typically triggered by financial concerns, like an applicant's credit score. However, if they can offer an additional deposit as a security measure, we might consider them.

We ensure that our approved applicants have commendable income sources, a clean criminal record, favorable landlord references, and other positive attributes to become responsible tenants.

Owner, if you’re thinking, "What if I have friends or relatives keen on renting the property?" We'd strongly advise against this. In our experience, leasing to acquaintances or relatives often leads to unexpected complications. Misunderstandings, especially regarding rental terms and contracts, are commonplace, which can strain personal relationships. We remain impartial and ensure the lease terms are upheld consistently, regardless of who the tenant might be.
