Detailed Explanation of Our Property Management Services

Inclusions in Our Service:

At Nexus, transparency is a core value we uphold. We strive to give our clients a comprehensive understanding of the services we offer as your property management firm. Within the subsequent sections of this information package, we've taken the initiative to describe the essence of our practices, procedures, and policies.

Managing a property involves numerous intricacies, layers, and facets. While this manual focuses on the foundational elements, it is by no means exhaustive. Therefore, should any questions or ambiguities arise, we strongly encourage you to reach out to your dedicated management team for clarification.

While we have established general protocols, we recognize that there might be instances where adapting our policies becomes imperative to better serve our clients. One thing we'd like to emphasize, however, is that our management fees have been calculated based on a specific range of services. As such, there might be certain tasks or demands which fall outside of this boundary, and thus might not be feasible for us to handle within the standard fees.

Exclusions from Our Service:

Given the comprehensive nature of our services, it's quite common for clients to assume that we can address every conceivable request. However, while Nexus is proud to provide a full suite of property management offerings, there are specific tasks that are beyond our usual remit or that may necessitate additional charges.

Typical property management does not encompass certain specialized tasks. For instance, we don't provide on-site management or delve into property sales. Refinancing, arranging appraisals, preparing a property for sale or refinance, and undertaking significant modernization or damage restoration are also not included.

Furthermore, we do not offer services related to obtaining or dispensing income tax advice, accounting guidance, or legal counsel. Representing clients before public entities, advising on new construction prospects, debt collection, counseling, and attending Homeowner Association meetings are also tasks that fall outside our domain. Moreover, we refrain from making deliveries or providing insights on property rehabilitation.

In essence, while Nexus is committed to offering robust property management services, we urge clients to recognize the boundaries of our service scope to ensure mutual understanding and satisfaction.
