Our Policy is to adhere to Title VIII of the Civil Rights Act of 1958, as amended (commonly known under the Fair Housing Act), by ensuring that all units are accessible to all without regard to race, color, religion, or national origin. This Policy prohibits harassment and discrimination that is based on any protected class. Any words or conduct that relate to any protected category and are offensive to a recipient, or a reasonable person, based upon a person's protected status are prohibited.
Residents, applicants, and employees are encouraged and encouraged to report violations of this Policy to a supervisor, other officers, or manager of the Company to ensure that appropriate action is taken. Any person who reports in good faith and reasonably to the Company any words or conduct that may be considered as violative of this Policy will not face retaliation. The Law
Many state and federal laws govern the purchase, sale, lease, or rental of a property. These laws aim to provide equal housing opportunities for all. For example, the Civil Rights Act of 1866 bans racial discrimination in property rental or sale. The Fair Housing Act also declares a national policy for fair housing in the United States. It makes illegal any discrimination in housing sales, leases, rental, or otherwise making housing unavailable due to race, color, religion, sex, or familial status.
Other laws impact the sale, lease, or purchase of a house or apartment. Title III of The Americans with Disabilities Act bans discrimination against persons with disabilities at public accommodation and commercial facilities. In addition, the Equal Credit Opportunity Act prohibits discrimination based on race, color, or religion in credit applications.
Additionally, laws in state and local jurisdictions often have wider coverage and prohibit discrimination against certain classes that are not covered by federal law.
As a landlord or home seller, you have the responsibility and obligation under law to not discriminate in the rental, sale, or financing of property based on race, color, religion, sex, or handicap. The law prohibits you from asking a licensed broker or salesperson to communicate for you any restrictions in the sale or rental. The law prohibits agents from discriminating on the grounds of race, color, or religion in real estate transactions. Agents are forbidden from acting in a discriminatory way in the rental, sale, or lease. A home seller or landlord can't make discriminatory terms in the sale or rental, deny housing availability, or advertise that only certain races, colors, religions, sexes, familial status, or national origins can purchase the property.
You have the right to expect housing to be available to you, whether you want to buy or rent an apartment. This includes the right of equal professional service, the ability to consider many housing options, no discriminatory limitations on the communities or locations where housing is available, no discrimination when financing, appraising, or insuring housing, reasonable accommodations in rules and practices for persons with disabilities and the freedom from harassment and intimidation to exercise your fair housing rights.
